this is about land, realtors, houses, old and new, and cost.
i being in the construction area in various phases have seen houses that are priced in the hundreds of thousands of dollars built for maybe 40 thousand dollars. built with shit materials. it is all an illusion. all under the scutiny of inspectors, etc.. they say they are up to date and correct. but these same houses would and will never stand the test of time as a lot of houses built 100 years ago or more.
realestate agents are the fault , to me. they all outta be fuggin shot.
i've seen shit houses around here that are nothign more than cock roach traps being sold for 60 thousand dollars. and then the "good" houses cost well over 100 thousand dollars. land is now going for ridiculous prices. i've seen a side of a hill acre in the middle of nowhere go for ten thousand dollars.
soon the only people who won't be living in "the projects" (government subsidized housing) will be the rich, and those who inherit.
it is time for this shit to stop. people need to stop selling land, period. stop looking at the short term profit and think of your future generations who won't be able to afford a home or land. what about them?

ivan, a realestate agent has zero control over the price of a house. A realestate agent can come into a home and give a market evaluation of a home. An experienced one can tell if a house has shoddy construction almost immediately. They also know the builders in their market area. Different builders quickly develop a reputation for being a high end builder, a middle end builder or a cheap builder that produces an inferior product. A market evaluation is based on the condition of the home, the age of the home, the upgrades that have been done, the curb appeal, how much the homes around it have sold for...and a whole host of other factors. But bottom line is the price of your home is only worth what someone will pay for it. Period.
If you want to start the blame game you will have to go way deeper than a surface analysis. If you are in the construction area you may want to start with yourself and fellow labours for doing shoddy plastering or taping, hell we could analyse this one to death.
Next thing...who cares if a house is built to last 50 years or 200? Materials change..standards change...hell they used to use asbestos for insulation... old does not mean better.
As for not selling land, where are these people going to live ivan? Population and immigration growth demand it.

Income levels are rising as well. It's not only the rich that buy housing. More and more people are able to afford housing now that interest rates are low. It is all supply and demand, if we stopped selling land then the price of land would shoot up through the roof and then only the rich would be able to buy.
BTW a house for under 200k does not exist out here - even one under 300k is very hard to find.

What would you propose instead of selling land. Just to not use it? Or that we have free for all, and people take whatever land they want?
the only people around here who can afford land are the rich.
use intelligence when using land. it is that simple. if you see a field of crops, hell, you don't just plant a house in the middle of it. it is common sense.
of course, euros and americans did just that.
i'd still love to shoot a real estate agent. they always go in and jack up the price for what is there. it is all in the percentage. i don't care what you say. defend yourself. i don't care. THEN the government sees how much it is being sold for and then the appraisals all go up. thus taxes go up. IF i had a suitcase with 50 grand in it and slapped it on the desk in front of the owners for a house they and the real estate agent conned them into selling for 200 grand, i think they would take it. and the real estate agent would have a shit fit. period.
how do you defend a cockroach trap being sold for 60 grand when it shouldn't go for 5 bucks?

What does common sense have to do with it? If someone likes the view from my land, they'd just take it and build a house, whether I planted crops or not.

Exactly, why worry about how the system really works? Let's just have a free for all based on our emotion of the moment.

the rich get richer the poor get poorer there is no change only consistancy and distancing of these 2 extremes..there is no gray area only black and white....
gag me with a spoon and DIAF... some realator must of screwed someone you love or yourself over really bad...cuz you need to get that chip on your shoulder off and start looking at reality.. sure people build "shoddy" homes ive seen it done and have had friends buy "shoddy" homes only to sue the building company for not building there home correctly (dont know the legal terms basicly they sued for what they have payed into the home and for enough to move out of the home because the foundation cracked and half of thiere home sunk 1-1.5 feet). this stuff happens and as the old quote goes "Buyer Beware"

In any case, you are now my neighbors and your kids are going to school with mine.(that is--until you bail out and decide to send them to that private boarding school in the next county..)
I'm sure you have arranged some of these "play dates" so your kids could have an experience in diversity--or something like that.
It's not that I don't appreciate your attempt at friendship and you'll find me a reasonable person, but I'd like to set some ground rules for how we do things around here.
1. "Ego-labelling" in not a phenomena we are very familiar with in this neck of the woods. I understand your kid went home crying the other day, but sticking your feet up in another kids face and telling her "These shoes cost $97!!!" when the other kid is wearing her cousin's hand-me-down sneakers is not a wise move. I'm sure my girl meant no harm when she told your kid that you guys must not be too bright to spend so much money on something she was going to outgrow in three months--but , hey, she was "just being honest"--- just like your offspring was. So keep your conspicuous consumption under wraps as much as possible.
(I do apologise for the remark made to your girl in passing by my girl's older cousin that "It won't cost me a thing to put MY shoe in your ass!"--but your kids will have to get used to that kind of thing if you don't take my advice.)
2. I really don't give a watered-down damn who your kids are currently feuding with.
If your child is on the outs with the kid in the Chateau down the road, I don't want to be given a list of who he or she can and can't play with.
If they end up at my little shack at the same time, they will have to learn to get along.
Around here, the parental intervention in social interrelations between quarrelling kids consisted of exactly ONE attempt--if you were lucky--for your parents to take time out of their day to help you settle it.After that, they threw you outside or in a room together and asked to be told later who the winner was. My sister-in-law holds the local record for throwing all five of her kids into a small bathroom and sitting there with her back against the door, reading a novel,until the thumping stopped.Yes, believe it or not --all the kids survived and are decent human beings who have learned how to get along with most of their fellow humans.
3. Now for the adults.
It was nice of you to join us for the neighborhood Halloween festivities. Let me explain why our local menfolk "seemed so aloof" to you by the time the trick-or-treating rounds were finished .
They just aren't used to guys who whine and complain about office politics and how depressed they are for not winning this or that corporate award --going on for miles--with their wives busy consoling them the whole way. In front of the kids.
It's not that we aren't sympathetic around here---it's just that a lot of our men have faced down problems in their lives that would make your chosen males hang themselves in a skinny minute---and they don't need their egos stroked every twenty yards.

I'd just love to hear what your definition of 'the rich' is. A person earning an average wage can easily buy a home.

What about fallow land? What about land that someone just planted, would you know that it was just planted? What about a forested area that people use for shade and to relax. What if someone just started fencing off huge amounts of land for their own.

And I think we should just shoot all those really ignorant people who have absolutely no clue. A real estate agent lets the homeowner KNOW what their home is worth and what they SHOULD sell it for. The owner is not only buying knowledge, but they are buying the marketing of their home and a helping hand through all the paperwork.

If you wanted to buy a house for 50k, and people were willing to pay 200k for it, then the real estate agent did their job - and YOU would be the jackass trying to rip them off and only pay them a quarter of the value of their house.

Well I guess I have to chime in on this thread, I live in the back woods and I have seen my property value go way up, also I own Investment property that I am selling by a new ski resort here in Idaho I got the property 10 yeasr ago it used to be a fire station. the value of the place has gone up 300% since i bought it and so has the taxs. with the resort driving all the prices here thru the roof in just a short time. 5 years ago you could buy a place for about $40.000 now the same place will cost you $500.000 if it has any kind of land 5 acres or better. there is no middle class there any more only the truely needy or the truly greedy.

that im sure of, but I was not talking about the us as A whole just where I own Land Here In Idaho I have seen in the past few years this whole county change gears and man it happend fast yea I know its the american way and all that shit you live in a quiet place with a slow way of life one minute and the next you have a guy devoloping the land next to yours and trying to tell you what color your house has to be to match his, and that is a true story by the way not me but someone I know. The US has far more of a middle class than any other country (except maybe sweden).
